This is not a paid pitch, just super impressed. I've always wanted to invest in #shorttermrentals. I was struggling to find a good investment property due to inflated prices and having the talent to make a property stand out in a quickly overcrowded market. I discovered Techvestor. They have an impressive methodology to scrape thousands of listings and make offers on the best deals before most of us ever see the listing and turn homes into resort-like locations to maximize rental income. Soooo.....Shonika and Adam Smith how is that 'Short Term Rental property portfolio' going that you desperately tried to pitch me on last summer but I didn't invest in it? Welp, I can show you better than I can tell you!!! TLDR.... It's $60+ million value, 100+ properties strong, exceeding booking expectations, and kicking arse of course! We knew it was awe-mazing when we saw the presentation. And we believed in the founding team, their business model, their proprietary software, and ourselves! --- THE BACKSTORY: Last summer Adam and I got a wild hair and decided to start a real estate private equity fund and raise capital to get into a VERY large real estate portfolio. It was a humbling experience to say the least. We were literally calling everyone in our personal and professional networks. It was fun and exciting at first, depressing and scary in the grind (we were desperate at times and out of our element for sure). And it was exhilarating at the end when wires started coming in left and right literally in the last minutes before closing. Thank you to the epic David Weinstock for helping us to keep calm, cool, collected, and finish our raise strong! --- BIGGEST LESSONS LEARNED ❌ Your friends and family are not usually your early supporters - no matter how good the opportunity or return seems esp when they have not invested before. They are risking a large sum of money which could be their life savings. There is also an underlying risk that exists until they see their full returns. This can make future relations awkward. I ain't mad at ya'll. ❌ Never beg or seem desperate when you raise capital. It makes people think your offer is a scam or bad deal. And they will just ignore you. ❌ Don't chase people for money who said they would invest but never fill out the paperwork or send the wire. ❌ Focus on how you will protect their capital and not the opportunity or returns itself. ✅ GIVING IS ONE WAY: Giving to others (time, resources, money, goodwill, etc) does not mean they will or must reciprocate now or in the future. Nor should it. And even though awesome things will be given to you, it will often come from someone else or some place different. ✅ A WIN! We did excellent due diligence and vetting of this offer. And as a result everyone who invested with us will enjoy timely and incredible returns! THE RESULTS in short - Our bookings are kicking butt because the properties are gorgeous and have phenomenal locations, amenities, and operations team. So far in the month of June there's been over $735,000 in bookings and the prediction was $574,000. We had the opportunity working with this team on a Short Term Rental Fund we did with our investors at the end of last year. We watched them through the startup phase and saw how well they handled the rapid growth, managed with data, and prioritized transparency and data sharing with their investors and fund managers like us. I can't wait to say "we knew them when!" as these guys continue to scale up their operations and crush it in the short term rental space. What do they do differently? Unlike Mom & Pop operators of Short Term Rentals (who may own a small handful of properties and manage them from their kitchen table, this group (Apple and Facebook alumni) built a Tech-Enabled platform that sources properties, underwrites them programmatically (and then people manually review, adjust, and recommend a purchase), and then built an entire operating company to buy, convert to AirBnB and then manage short term rentals at scale for the long run... all using actionable data at every step of the way to stay ahead of the curve (vs. being reactive).
